When Seed (Kill & Reseed or Overseed) Wins
- Budget matters most. Quality tall fescue seed, professionally applied with proper prep, establishes a full lawn for materially less than sod.
- It's fall. September–November is prime fescue seeding season in Middle Tennessee — nature does half the work.
- The lawn is large. On big turf areas, the cost gap between seed and sod widens considerably.
- You can water and wait. Seed needs 3–4 weeks of consistent watering and a couple months before it looks finished.
When Sod Wins
- You need it now. Selling the house, hosting an event, or just done looking at dirt — sod is a finished lawn on day one.
- Erosion can't wait. Slopes and drainage paths that are actively washing out need immediate cover; seed won't hold.
- It's the wrong season for seed. Sod can go down in spring, summer, or winter when seeding fescue would fail.
- High-visibility areas. Front lawns in HOA neighborhoods where a months-long grow-in isn't acceptable.

Whether seed or sod, soil prep and grading are non-negotiable — and they're a similar cost either way. Sod laid on unprepared clay fails just as surely as seed scattered on it. When comparing quotes, make sure both options include the same prep scope; a cheap sod quote with no soil work is the most expensive option of all, because you'll pay to do it twice.
